I honestly cannot recommend Carl Barnes and Manchester Money highly enough. When we first started looking into getting a mortgage, I genuinely thought we would never be able to get one. The whole process was so daunting and I was convinced that there was no way we would the point of buying our first home. From the very very beginning, Carl completely changed that. He was incredibly knowledgeable, patient, and reassuring, and took the time to explain everything to us in a way that actually made sense. No question was ever too small, and whenever we were worried about something he was always there to help. What really stood out to us was how far above and beyond he want. He even took the time to answer our questions outside of his normal working hours, which made such a difference during what can be an incredibly stressful process. We never once felt like we were bothering him or that we were just another application. He genuinely cared about helping us get there. And somehow, after thinking it would never happen, our mortgage was approved!! We are now one step closer to buying our first home, and we genuinely don't think we would have felt anywhere near as confident or supported through the process without Carl. He has been absolutely fantastic from start to finish, and we will forever be grateful for all of his help. If you're looking for a mortgage advisor who is knowledgeable, responsive, genuinely cares about his clients, and will go to the extra mile to help you, I couldn't recommend Carl more highly. Thank you so much for helping make something I genuinely thought impossible a reality <3Posted on Google

Remortgages Manchester
Last updated: 5th May 2026
If your current mortgage deal is coming to an end, or you’re looking to reduce monthly payments, release equity or improve your overall financial position, Manchester Money can help you explore whether remortgaging could be one of the most effective financial decisions you make.
Many homeowners stay on their lender’s standard variable rate without realising they could secure a more competitive deal elsewhere. Remortgages allow you to switch your mortgage to a new lender or product, often saving money, improving flexibility or unlocking funds tied up in your property.
What Are Remortgages?
A remortgage is the process of replacing your existing mortgage with a new one, either with your current lender or a different provider. This is typically done to access better interest rates, reduce monthly payments, or release equity from your property.
Unlike purchasing a new home, remortgaging focuses on restructuring your existing borrowing. Lenders will reassess your financial position, property value and affordability to determine the terms of your new mortgage.
Why Consider Remortgaging Your Mortgage?
There are several reasons why homeowners choose to remortgage. One of the most common is to secure a lower interest rate, particularly when an initial fixed or discounted deal is ending. Moving away from a lender’s standard variable rate can often result in significant savings over time.
Remortgaging can also be used to release equity from your home, providing funds for home improvements, property investment or other financial goals. In some cases, it allows homeowners to consolidate debts into a single, more manageable payment.
For others, the goal is flexibility. Switching to a new mortgage product may offer better terms, overpayment options or a structure that aligns more closely with changing financial circumstances.
How Do Remortgages Work?
The remortgage process begins with a review of your current mortgage, property value and financial position. From there, suitable mortgage products are identified based on your goals, whether that is reducing payments, raising capital or securing long-term stability.
Once a lender is selected, a new application is submitted. The lender will assess affordability, carry out a property valuation and review your credit profile before issuing a mortgage offer. The new mortgage then replaces your existing one, completing the process.
While this may sound straightforward, lender criteria and product options can vary significantly, which is why expert advice is essential to ensure the right decision is made.
Types of Remortgages Available
There are several types of remortgages available, each suited to different financial goals. Fixed-rate remortgages offer stability by locking in your interest rate for a set period, making budgeting more predictable. Variable and tracker mortgages may offer flexibility, particularly if interest rates are expected to change.
Some homeowners choose to remortgage to release equity, while others may look to switch products with their existing lender, known as a product transfer. Each option has its own advantages, and selecting the right one depends on your personal and financial circumstances.
Remortgaging to Release Equity
One of the most common reasons for remortgaging is to release equity from your property. As property values increase and mortgage balances reduce over time, homeowners can access a portion of this equity as a lump sum.
This can be used for a variety of purposes, including home improvements, funding further property investments or supporting other financial commitments. Lenders will assess affordability carefully to ensure the increased borrowing remains sustainable.
How Lenders Assess Remortgages
When reviewing remortgage applications, lenders consider several key factors. Your income and employment status are assessed to ensure affordability, while your credit history plays an important role in determining eligibility and interest rates.
The value of your property is also critical, as it affects the loan-to-value ratio of the mortgage. A lower loan-to-value often results in more competitive rates. Existing financial commitments and overall debt levels are also taken into account as part of the lender’s assessment.
Costs and Fees for Remortgages
Remortgaging can involve certain costs, although many deals are structured to minimise upfront expenses. Common costs include arrangement fees, valuation fees and legal fees, although some lenders offer incentives such as free valuations or legal work.
It is important to consider any early repayment charges on your current mortgage before switching, as these can affect whether remortgaging is the right decision at a particular time.
Why Use a Broker for Remortgages?
Remortgages are not always as simple as choosing the lowest interest rate. Lender criteria, fees and long-term flexibility all need to be considered to ensure the mortgage remains suitable over time.
At Manchester Money, we provide access to a wide range of lenders, including those not available directly to the public. We assess your full financial position and recommend remortgage options that align with your goals, whether that is reducing payments, releasing equity or restructuring your borrowing.
