"I honestly cannot recommend Carl and Manchester Money enough. As a first-time buyer, the whole mortgage process felt completely daunting and I was convinced we wouldn't be able to do it. From day one, Carl completely changed that experience. He was patient, super knowledgeable, and took the time to explain everything clearly. No question was ever too small, and he kept us updated and informed the entire way through. He completely took the stress out of buying our first home and went above and beyond to get us sorted. If you are a first-time buyer, look no further. Thank you, Carl and team!"

I honestly cannot recommend this company enough in particular Aaron Bryce! From the very beginning right through to completion, he has been absolutely brilliant. He was helpful, professional, approachable and kept me supported throughout the entire process. Buying a house can be stressful, but he made the whole experience so much easier and was always there to answer any questions and keep things moving. I’ve just completed my house purchase and I couldn’t be happier. I’m absolutely over the moon, and a huge part of that is down to his hard work. Thank you so much for everything. I wouldn’t hesitate to use you again in the future or recommend you to anyone looking to buy a property. 5 stars all round!

Contractor & Consultant Mortgages Manchester

Last updated: 10th August 2026

Contractor & consultant mortgages can provide suitable borrowing options for professionals whose income does not fit a traditional permanent-employment structure. Whether you work on a day rate, provide services through a limited company, receive income through an umbrella company or manage several consultancy clients, the way mortgage lenders assess your earnings can vary considerably.

At Manchester Money, we provide tailored mortgage advice for contractors and consultants across a wide range of professions and industries. We take the time to understand how you work, how your income is structured and what you hope to achieve before identifying lenders whose criteria are suited to your circumstances.

What Are Contractor & Consultant Mortgages?

Contractor and consultant mortgages are not necessarily separate mortgage products. Instead, the term describes mortgage options available through lenders that understand contract-based, consultancy and non-standard income.

Someone in permanent employment will usually demonstrate income using payslips and an employment contract. A contractor or consultant may instead receive a day rate, work through an umbrella company, operate a limited company or generate income from several clients. These arrangements can still support a mortgage application, but they need to be assessed and evidenced correctly.

The lender that works well for one contractor may not be appropriate for another. Your contract type, income history, industry experience and business structure can all affect which mortgage options are available.

How Do Lenders Assess Contractor and Consultant Income?

Mortgage lenders need to establish that your proposed borrowing is affordable and sustainable. They will normally consider your income, expenditure, existing financial commitments and the stability of your work before deciding how much they may be prepared to lend. The evidence required must also be sufficient for the lender to complete a proper affordability assessment.

For contractors, this assessment could be based on the value of a current contract, a day-rate calculation, umbrella-company earnings or historic self-employed income. A lender may also review how long you have worked within your industry, the time remaining on your current agreement and whether previous contracts demonstrate continuity.

Consultants can be assessed in several ways too. A consultant working for one organisation under a fixed-term agreement may be treated differently from someone who operates a limited company and provides services to several clients. Choosing a lender that understands your specific arrangement can make a significant difference to how your income is represented.

Day-Rate Contractor Mortgages

Many contractors are paid a daily rate rather than a fixed annual salary. Certain mortgage lenders may be prepared to use this contract income when assessing affordability, rather than relying entirely on the salary and dividends drawn from a limited company.
There is no single day-rate formula used by every lender. Calculations, acceptable contract lengths and eligibility requirements can differ, meaning two lenders may reach very different affordability outcomes for the same applicant.

Your current rate is only part of the assessment. Lenders may also consider your contracting history, remaining contract term, industry experience, gaps between assignments and the likelihood of your income continuing. At Manchester Money, we review the wider picture before identifying lenders whose assessment methods are more closely aligned with the way you earn.

Mortgages for Consultants, Limited Companies and Umbrella Workers

Consultants can have varied income structures. Some work for one organisation, while others provide specialist services to multiple businesses or combine employed income with independent consultancy work. Income may be received through fixed-term contracts, project fees, salary and dividends or a mixture of several sources.

If you operate through a limited company, lenders may assess you as a business owner or company director. Depending on the provider, affordability could be based on salary and dividends, company accounts, business performance or contract income. Where your earnings include several non-standard sources, a lender experienced with complex income may be better placed to understand your full financial position.

Umbrella-company contractors generally receive income through payroll, but lenders may still want to review the underlying assignment, payslips and continuity of work. The important point is that operating through an umbrella company does not automatically make every application straightforward; individual lender criteria will still apply.

Contract History, IR35 and Gaps Between Contracts

Starting a new contract or having a short gap between assignments does not automatically prevent you from getting a mortgage. Some lenders may look at your broader experience within the same profession or industry, while others place greater emphasis on your current contract and contracting history.

An occasional break between contracts may be treated differently from repeated or extended gaps. Lenders may want to understand why the break occurred, how quickly you returned to work and whether your wider history demonstrates sustainable demand for your services.
IR35, formally known as the off-payroll working rules, relates to employment status for tax purposes where services are provided through an intermediary. The rules can apply on a contract-by-contract basis, and umbrella-company employees are generally treated differently from contractors providing services through their own intermediary. IR35 status does not by itself determine mortgage eligibility, but it can affect how income is paid and the evidence a lender may request.

If you have recently changed contracts, moved from permanent employment into contracting or work across agreements with different IR35 statuses, specialist mortgage advice can help you understand how lenders may view your circumstances before an application is submitted.

How Much Can Contractors and Consultants Borrow?

The amount you can borrow depends on how the lender assesses your income as well as your wider financial circumstances. Your deposit, regular spending, existing loans and credit commitments, dependants, mortgage term and credit history can all influence affordability.

For contractors and consultants, the chosen income-assessment method can be especially important. A lender using company accounts and taxable income may calculate affordability differently from one that is prepared to consider your current contract or day rate.
Established contractors and senior consultants may also require larger mortgages as their careers and earnings progress. Where the property or borrowing requirement is substantial, high value mortgages may involve a more detailed review of income, assets, liabilities and the property itself.

A generic online calculator may provide a useful starting point, but it cannot account for every lender’s contractor criteria. Reviewing your contract and complete financial position provides a more realistic understanding of what may be achievable.

Contractor Mortgage vs Self-Employed Mortgage

Contractors are sometimes treated as self-employed for mortgage purposes, but this is not the only way their applications can be assessed.

A limited-company contractor may traditionally be assessed using accounts, salary and dividends. However, another lender may be willing to use their current contract when determining income, provided the applicant meets its contractor criteria. The difference between the two approaches can affect both borrowing potential and the documents required.

Applicants who do not qualify for contract-based assessment may still have options through self-employed mortgages. The appropriate route will depend on your working structure, contracting history, accounts and individual lender requirements.

Understanding both approaches before applying helps avoid unnecessarily limiting your options or approaching a lender whose income calculation is unsuitable for your circumstances.

First-Time Buyers, Home Movers and Remortgages

Being a contractor or consultant does not prevent you from purchasing your first property. If you are considering first-time buyer mortgages, reviewing affordability before you begin viewing homes can help establish a realistic budget and identify any documents you will need.

The same principles apply when moving property. Your current contract, deposit or equity and new borrowing requirement will all influence the options available for a home mover mortgage. If your income has changed since your previous application, it is particularly important to understand how a new lender may assess it.

Contractors and consultants may also consider a remortgage when an existing deal approaches its end, they want to review their current arrangement or their income and circumstances have changed. Moving from permanent employment into contracting does not necessarily prevent refinancing, but it can affect lender selection.

At Manchester Money, we support contractors and consultants throughout different stages of homeownership, ensuring the mortgage advice reflects both their current working arrangements and longer-term property plans.

Documents and the Mortgage Application Process

The evidence required will depend on how you work and the lender being approached. A day-rate contractor may need to provide a signed current contract and evidence of previous agreements, while an umbrella worker could be asked for payslips and bank statements.

Limited-company contractors and self-employed consultants may also need company accounts, tax calculations, Tax Year Overviews or business bank statements. All applicants will normally need evidence of identity, address, deposit and existing financial commitments.

Lenders may ask for clarification or additional evidence where necessary to complete their affordability assessment. (MaPS)
The process begins with reviewing your working arrangement, income and property goals. We then research lenders, establish how they are likely to assess your circumstances and help prepare the application. Once submitted, we manage lender queries and keep you updated through valuation, underwriting, mortgage offer and completion.
Preparing the right information from the outset can reduce avoidable delays and give the lender a clearer understanding of your case.

Why Choose Manchester Money for Contractor & Consultant Mortgages?

Contractor and consultant lending criteria differ considerably between mortgage providers. Approaching a lender that does not understand your day rate, company structure or consultancy income could lead to reduced borrowing options or an avoidable decline.

Manchester Money currently works across a broad lender panel and provides tools and appointments to help clients understand affordability and begin their mortgage applications. We look beyond the headline rate and consider how each lender is likely to assess the way you actually work and earn.

Where a case requires a more individual underwriting approach, we can also explore specialist lending options. Our role is to identify suitable lenders, present your circumstances clearly and manage the process from your initial enquiry through to completion.

Whether you are an established day-rate contractor, an independent consultant, a limited-company professional or have only recently moved into contract work, you will receive personal, straightforward guidance tailored to your circumstances.
